Do I need a well inspection when buying a home with a well?

It is strongly recommended. A standard home inspection does not evaluate the well, pump, or water quality. A dedicated well inspection tells you the condition of the system, how much water the well actually produces, and whether the water is safe to drink, before you are responsible for it. It is small money next to the cost of a surprise pump or well failure after closing.

What does a well inspection include?

We inspect the full system: the pump performance and pressure, the wellhead and casing, the pressure tank, and the visible plumbing and electrical. We measure flow and recovery so you know the well's real output, and we collect a water sample for lab testing. You get a clear written report on the well's condition and water quality.

What does well water testing check for?

A standard real-estate water test typically covers bacteria (total coliform and E. coli), nitrates, and basic water chemistry. We can also test for the things that are common in Hill Country groundwater, such as hardness, iron, and sulfur. The lab results tell you whether the water is safe and what treatment, if any, makes sense.

How long does a well inspection take, and when do I get results?

The on-site inspection and flow test usually take a couple of hours. The system and output findings are available right away in our report; the lab water-quality results take a few business days to come back depending on the panel.

I am selling my property. Should I get the well inspected first?

Yes. A clean inspection report is a selling point that removes a buyer's biggest unknown and helps the deal close smoothly. If there is an issue, you would rather find it and address it on your terms than have it surface during the buyer's inspection and stall the sale.
